AJC Planning Consultants Sdn Bhd undertook the task of conceptualizing and developing a cohesive theme for Bukit Jelutong's expansive site. Various sectors of the scheme, such as housing, industry, commercial areas, an aviation park, and community facilities were meticulously detailed, based on a thorough assessment.

With a strong focus on enhancing the streetscape, the firm actively coordinated drawings and provided effective supervision to bring the theme to life. Commencing in 1992, the project reached completion in 2010, reflecting a significant timeline for its development.
